What is a Construction Administration?

Construction Administration services provide oversight and coordination during construction to ensure the project is built in accordance with the approved plans, specifications, and contract requirements. Construction Administration elevates our Resident Project Representative (RPR) services by enhancing documentation, coordination, and project tracking, and is typically paired with RPR services to provide all project parties with day-to-day on-site insight and communication that help ensure a successful project outcome.

What Construction Administration typically includes:

📋 Project Oversight

• Reviewing contractor submittals and shop drawings prior to designer approval

• Tracking, organizing, and managing project documents and Requests for Information (RFIs)

• Issuing clarifications and supplemental instructions as needed

• Organizing and conducting project meetings

• Maintaining organized and up-to-date project documentation

🏗️ Construction-Phase Support

• Performing periodic site visits to observe construction progress and general conformance with the contract documents

• Identifying potential issues and coordinating solutions early in the construction process

• Coordinating, documenting, and organizing communication between the owner and contractor

📐 Quality & Compliance

• Verifying that construction work aligns with approved plans, specifications, and applicable codes

• Reviewing material certifications, inspection reports, and testing results

• Observing critical installations

• Coordinating and organizing third-party testing and inspections

💰 Contract Administration

• Reviewing contractor pay applications for completeness and accuracy

• Evaluating, tracking, and documenting change orders

• Tracking and maintaining the project schedule

📝 Project Closeout

• Preparing and verifying punch lists

• Reviewing as-built drawings and operation and maintenance manuals

• Coordinating final project documentation and closeout support
